Review and analyze the Reserve Study and advise
Board of cost and timing of upcoming projects.
Incorporate Reserve Funding with budgets and possible
special assessments.

ADMINISTRATIVE MANAGEMENT
● Timely response to all homeowners questions and
concerns via phone, fax, and email
● Attend and facilitate all Board, Budget, and Annual
meetings.
●
Prepare and distribute all correspondences including
notices, financial statements, homeowner warning/fine
letters, meeting minutes, project updates, etc.
● Maintain current records including resident and unit
information, contracts, insurance information, account
records, bank statements etc.
● Facilitate House Rules and CC&R development,
implementation & enforcement
● Negotiate and maintain property and liability coverage
for the Association
● Assist in processing Insurance claims
FACILITIES MANAGEMENT
● One site visit to the property each month.
● Maintain an approved vendor list and keep good
relationships with those vendors
● Available 24 hours a day, 365 days a year, for
emergencies
● Assist Board in establishing a Maintenance
Responsibility Chart
●
Assist Board in establishing a Maintenance Calendar
● Coordinate Routine Maintenance Projects &
Miscellaneous Repairs
● Human Resource Management for Association Employees
●
Assist with Facilitating Major Construction Projects
managed by Independent Construction Management Firm
COMMUNITY MANAGEMENT
● Participating Member and Sponsor of CAI (Community
Association Institute)
● Facilitate Education for Board Members and Homeowners
though CAI
●
Implement New Owner & Tenant Orientation Programs
● CMCA Designation (Certified Manager of Community
Associations)
